⚠️ Maharashtra Rent Agreement Caution: Biometric Is Mandatory — Renewal Does NOT Mean You Can Skip It
Description: Biometric authentication is a required part of Maharashtra Registered Leave & License Agreement registration. A renewal is a fresh agreement, so Owner, Tenant and applicable witnesses must complete the required biometric/authentication process again. Previous biometric cannot simply be reused.
Your existing Rent Agreement is expiring.
Same Owner.
Same Tenant.
Same property.
Maybe even the same rent and deposit.
So somebody says:
“It’s only a renewal. Biometric already happened last year, so this time it shouldn’t be required.”
That is a common misunderstanding.
For the Maharashtra Leave & License e-registration workflow, biometric/Aadhaar-based authentication is part of the execution process. The Maharashtra e-registration system has historically required Aadhaar details and biometric devices for executing parties and witnesses, and current registration services continue to use Aadhaar-linked biometric verification in the workflow.
And most importantly:
Your old biometric belongs to the previous agreement.
It is not a permanent biometric approval for every future Rent Agreement.
So when a fresh Leave & License Agreement is executed, the applicable biometric/authentication process must be completed again.

Agreement 2 is a new document.
The parties are executing a new contractual relationship for the new period.

This is another major misunderstanding.
A Registered Rent Agreement renewal should not be treated as:
Opening last year's PDF
Changing the dates
Saving it again
That does not create a fresh registered agreement.
The new tenancy period should be documented through the applicable fresh agreement and registration process.

Renewal is not editing the old agreement.
Renewal is completing a fresh agreement.
And a fresh agreement requires fresh execution.

Owner: Mr. Sharma
Tenant: Mr. Mehta
Property: Baner, Pune
First agreement:
01-10-2025 to 31-08-2026
Both parties completed the required biometric process.
Now they want to continue for another term.
Everything remains the same except:
The Owner asks:
“Why should I give biometric again? You already have mine.”
Because the Owner is now executing a different agreement.
The earlier biometric authenticated the earlier agreement.
The new agreement requires its own execution/authentication.
Suppose:
Rent: ₹25,000
Deposit: ₹75,000
Notice: 30 days
Owner: Same
Tenant: Same
Rent: ₹25,000
Deposit: ₹75,000
Notice: 30 days

Only the tenure changes.
Does biometric still apply?
Because the document being registered is new.
The number of commercial changes is not what determines whether the agreement needs to be executed.
Think of it this way.
When you sign one contract today, that signature does not automatically sign another contract next year.
The same logic applies to biometric execution.
Your previous biometric was used in connection with a particular registration transaction.
It should not be thought of as:
“Biometric KYC completed forever.”
A fresh document requires fresh participation in the applicable execution process.
